1. Who we are

2. What Lawful Let does

Lawful Let helps private landlords keep track of their duties and prepare paperwork. It tracks dates, sends reminders, fills in forms and provides templates and guidance.

Lawful Let provides document preparation and guidance. It is not legal advice, and we are not a law firm. You are responsible for checking every document before you use it, and for meeting your legal duties as a landlord. If you are unsure, get advice from a solicitor.

We work hard to keep the information up to date, but the law changes and we can make mistakes. Reminders are there to help you. We cannot promise that every reminder will arrive, so keep your own record of important dates as well.

At present Lawful Let fully covers properties in England. Other parts of the UK are being added.

3. Your account

  • You must be 18 or over.
  • You sign in with a link sent to your email address, so keep your email account secure.
  • The details you enter must be accurate. Our dates and documents are only as good as the details you give us.
  • You can delete your account at any time in Settings.

4. Plans and payment

  • Paid plans are charged in advance through Stripe, monthly or yearly depending on the plan. We never see or store your card details.
  • Your plan renews each month or year until you cancel it.
  • You can cancel at any time in Settings. You keep your plan until the end of the period you have paid for. We do not refund part periods.
  • If we change a price, we will tell you by email at least 30 days before it affects you.
  • If the law gives you a right to cancel or to a refund, nothing in these terms takes that away.

5. Your tenants' details

You will enter details about your tenants, such as their names. You confirm that you are allowed to do this, and that you have told your tenants how you use their information. We hold those details on your behalf and only use them to provide the service to you.

6. Using Lawful Let fairly

You must not misuse the service. For example, you must not try to get into other people's accounts, upload anything harmful, or copy the site to resell it.

7. Changes and availability

We may change or improve the service. We aim to keep it running, but it may sometimes be unavailable, for example for maintenance.

8. Our responsibility to you

We will provide the service with reasonable care and skill.

We are not responsible for losses that come from details you entered incorrectly, from documents you did not check, or from events outside our control.

Where the law allows, the most we will be liable for is the amount you paid us in the 12 months before the problem arose. We do not limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law says cannot be limited.

9. Ending your account

You can stop using Lawful Let at any time. We may suspend or close an account that breaks these terms. If we close your account for another reason, we will give you notice so you can save your information.

10. Changes to these terms

If we change these terms in a way that matters, we will ask you to agree to the new version the next time you sign in.

11. The law that applies

These terms are governed by the law of England and Wales.
